What does this cost?
For commercial work it depends on square footage, access, how dirty things have gotten, and how often we come out. A small strip center’s monthly sweep and a quarterly high-rise window job aren’t in the same universe. We walk the property, then send a written scope and a fixed price — no hourly surprises. Most walkthroughs take about twenty minutes. For residential, a standard single-story window cleaning inside and out typically runs a few hundred dollars; driveways and patios are priced by square foot.
How often should this be done?
Restaurants and drive-thrus weekly, sometimes more. Retail centers monthly for glass, weekly to nightly for sweeping. Office buildings quarterly for glass, semi-annual for the exterior. Homes twice a year, more often within a mile of the ocean where salt etches glass fast. We’ll tell you if you’re over-scheduling.
Do you work around our business hours?
Yes, and for most commercial clients that’s the default. Overnight, early morning, or weekend — whenever your customers aren’t there.
Are you insured? Can we get a certificate?
Licensed in California and insured to $5 million. We’ll send a COI naming you as additional insured before we start, and we can meet most management companies’ vendor requirements. Every technician is background-checked.
Who actually shows up?
Our employees. We don’t subcontract any part of our work. You’ll see the same crew on recurring visits.
What if we're not happy with the job?
Tell us and we come back. We don’t treat a job as finished until you’ve said it is.
Do you handle emergencies?
Yes — graffiti, vandalism, a dumped couch before an inspection, a spill that needs to be gone before opening. Reachable 24/7, usually on site the same day.
What areas do you cover?
All of Orange County and most of Los Angeles County. We’re based in Huntington Beach. If you’re not sure whether you’re in range, call and ask — the answer is usually yes.
